WA landowners increasingly turn to agritourism to diversify their operations amid cost-of-living crisis

Farmers are reaping the benefits of cost-conscious West Australians looking for affordable holidays as the so-called “agritourism” trend surges, delivering a neat windfall for landowners looking to diversify their income. Deliberately planting a canola crop near York for tourists to trample through for selfies, PetTeet Park owners Kevin and Pamela Johnson are among many in the Avon Valley embracing the business opportunity. Surrounded by professional broadacre farmers who were sick of trespassing tourists, Mr Johnson was asked by his local tourist centre if he would consider growing the yellow flowering crop. Streams of cars now visit the Johnson’s 40ha property each weekend. “The shire actually asked us to do this 15 years ago, at a time when we only had animals. I didn’t think anyone would actually be interested,” he said. On top of welcoming happy-snapping visitors, they breed miniature stud animals, sell hay, free-range eggs, handmade soaps and fresh farm produce. “We also tried to introduce sunflowers for the first time this Easter but they weren’t very successful due to the early season,” he said. “There’s lots of people around York and surrounding shires who are doing different things in this space.” University of Western Australia school of social sciences associate professor Kirsten Martinus said agritourism could encompass a broad range of activities beyond just traditional on-farm experiences. It can include off-farm attractions, food and wine tastings, adventure tours, and even Airbnb-style accommodations on agricultural properties. Dr Martinus said travellers becoming more conscious of their environmental footprint and those looking for cheaper WA-based holidays had accelerated the growth of agritourism. “The whole agritourism market has also opened up with the sharing economy,” she said. “Hipcamp is a good example of that. People are actually hiring out parts of their farm to campers. Sometimes there are toilets and showers, sometimes there’s nothing. “All of this is part of an additional income for the farming operation or the broader agricultural area.” Almost 200 WA properties are listed on the short-term rental website, a service which operates like Airbnb. The listings can come with or without infrastructure, like toilets and showers, and can also include RVs, cabins, tree houses, and glamping structures. It can vary from $15 for a paddock plot of land at Nakuru Farmstay near Esperance to $459 for the Talbot Lodge cabin about 90km east of Perth. Even State Agriculture Minister Jackie Jarvis has a listing on the site, offering $30 per night spots for self-contained campers at her family-run winery in the South West. “West Aussies have traditionally done lots of travel but I think we’ve always discounted Australia, but COVID really taught us that there’s so much here. Since 2020, there’s been a real boom in agritourism,” Dr Martinus said. Tourism Council of WA boss Evan Hall agreed there had been a pandemic-driven shift in appetite for more rustic, “farm to fork” type experiences. “What we’re increasingly seeing is visitors look for more authentic experiences. It’s getting away from suburban life and reconnecting with nature,” he said. Mr Hall said while it had been great for operators it was getting harder to retain WA tourists who were opting to travel overseas. “During COVID people from Perth headed out to the regions in huge numbers but Western Australians are now heading out overseas. But agritourism could be a cheaper local alternative,” he said. He said farms often with existing sources of income were often well placed to introduce a new tourism venture because they had capacity to wait out the lengthy approvals process. A 2021 Tourism WA report on the sector found “family explorers” and “grey wanderers” knew the most about agritourism. Families found tours or experiences appealing that were educational about agriculture, such as cropping, cattle, horse or sheep farms. Dr Martinus said farms often had to be mindful of the added pressures inviting guests on to properties could have, including ensuring health, safety and biosecurity procedures were in place. “You can’t really have tourists coming in and running all over a farm. It can be very stressful,” she said. S&R Orchard owner Santino Costanzo opened his farm gate to tourists after launching his Japanese cherry blossom-inspired festival to the Perth Hills several years ago. His blooming fruit trees and family fun activities are expected to attract 5000 guests this year until September 29.
