Building a home is no small investment, making it all the more important for homebuyers to cover their bases and be informed.

Homebuyers Centre General Manager Simon Birkhead said before settling on the decision to build a home, homebuyers should plan their budget and understand how much they had to spend.

“Talk to a reputable mortgage broker to get an idea of the money you are outlaying/can outlay for a home and what the mortgage repayments will look like,” he said.

“Be sure to do your research into property loans and make sure to go with a financial institution that specialises in construction loans.”

Mr Birkhead said finding a lot in your preferred location could be challenging, and your chosen homebuilder was often best placed to help with your selection.

With so many options available, Mr Birkhead said it could pay to think outside the box.

“Don’t be afraid of a smaller lot – bigger is not always better,” he said.

“If you’re a first homebuyer, it’s likely you will be looking at home designs that pack a punch but are also affordable. That’s where a lot of two-storey home designs come in. These designs have been increasing in popularity with first homebuyers and we can kind of see why.”

In terms of narrowing down your dream home design, Mr Birkhead said to make a list of non-negotiables.

Any uncertainy on home design or must-have inclusions could be allayed by visiting some display homes for inspiration.

“After checking out single-storey and two-storey display homes, you will have more of an idea of what you’re looking for in your dream home,” Mr Birkhead said.

“You can also ask any questions of the new homes consultant while you are in the display.”

Mr Birkhead recommended doing background research when deciding on a builder.

“Make sure you choose a builder that has a solid reputation and track record,” he said.

“Be sure to check out the builder’s website for its display home locations, latest home designs and building inspiration.

“Check out product reviews to see how each builder is rated in the industry. It will help with narrowing down your builder selection.”

While there is a lot to consider, Mr Birkhead encouraged prospective homebuyers to remember to have fun and embrace the excitement of the process.

“As one of the biggest life purchases you can make, it should be fun,” he said.

“Join the online communities of people building homes. It’s a great way to meet your neighbours and even share advice and tips on your building journey.”

Questions to ask potential builders

  • Are they a registered builder?
  • How will they keep you informed throughout the process?
  • What is the process for quality control?
  • Can you see homes currently under construction or display homes?
  • What kind of contracts will be used – are prices ‘fixed’?
  • Are there warranties in place?
  • What exactly will be included in the build?
