Square Metres: World’s best IGA in listed shopping centre

It is no exaggeration to say that IGA at Kinross Central — set in a newly listed neighbourhood shopping centre — is one of the best in the world. The title was bestowed on it by Global IGA at the International Store of the Year awards in the US recently. And it will no doubt be one of the drawcards helping the Kinross neighbourhood shopping centre find a new owner after listing on the market this week. The secret sauce at the Kinross IGA appears to be a strong sense of community at the store, including sponsored events. Freshly prepared ready-to-go meals by an in-house chef, a state-of-the-art misting system to maintain fresh food (and reduce waste), and a strong emphasis on customer service were also behind the shop’s accolade. The centre features 14 specialty tenants, including a pharmacy, bakery and bottle shop. It has a gross lettable area of 4093sqm and 240 on-grade car bays, which is a ratio of nearly 6.1 bays per 100sqm. The centre sits on a 13,876sqm freehold site, offering future value-add potential. The campaign is spearheaded by Ray White Commercial’s Andrew Woodley-Page, Brett Wilkins and Stephen Harrison. Mr Woodley-Page said the centre benefitted from a growing population base — expected to grow from 27,650 to 31,900 residents by 2035 — strong household incomes, and minimal direct competition in its primary catchment. The Downs Shopping Centre in Wembley Downs has also listed. Rebuilt in 2010 on a 3275sqm block, it has four tenancies — IGA, Chemmart Pharmacy, Liquor Barons and Lawleys café and bakery. The centre generates $863,581 in annual rental income. Selling agent Rob Selid of Burgess Rawson said the centre was irreplaceable, given the lack of suitable zoned land in the area. Offers close on Wednesday August 13. Sale on tap The Guinness has flowed as thick and fast as the accents at Subiaco’s Irish Club for almost 50 years, but its luck is running out. Property agents are spruiking the potential for a redevelopment with a four-storey limit, confirming the property will be sold with vacant possession. Ray White Commercial is seeking $2 million for the Subiaco institution, which the Irish Club is currently still operating. But with its city centre zoning and its central Townshend Road location, it is likely to catch developers’ eyes, which could spell the end of the steady patronage for the much-loved institution. “An opportunity to acquire a large freehold building, with development potential, fully equipped for entertainment and a large capacity club licence,” the ad states. “Featuring a ballroom/hall, full stage with green room and lighting equipment, commercial kitchen and bar upstairs and downstairs, the premises is ideal for clubs, office, associations, recreation, place of worship, function centre, or simply a high-density development site.” Ray White Commercial agent Stephen Harrison said the two-storey property sits on 608sqm of land, offering about 800sqm of internal space. It has a 400-person capacity club license. Catering for more Wangara is not exactly a foodie hub, but a $6.65 million property in the industrial heartland will become home to a catering centre preparing 50,000 meals a month. Aged-care provider Amana Living has acquired a 5000sqm property to house its Total Catering Solutions and Easy Meals operations. The Prestige Parade property features a 2000sqm food-grade facility, which will enable the group’s Total Catering Solutions team of 45 employees to prepare the enormous volume of meals. Greg O’Meara, director of industrial agency at Cygnet West, said the property attracted significant interest. Amana Living’s chief executive Stephanie Buckland said the group was acutely aware of how important the food experience is for its clients. “We believe we are leading a food revolution in the aged-care sector by responding to the needs and expectations of clients and the community to make the aged care dining experience a pleasure. “These new premises will make anything possible.”
